Description :
The purpose of the application is to put in place various land use zones over the subject lands suitable for the implementation of the related proposed plan of subdivision, which consists of 1,250 single and semi-detached and multiple attached residential dwelling units, and several large blocks for mixed-use, commercial, school, and parkland purposes. The zones proposed conform to the lot and block layout of the subdivision and include "Residential Third Density" (R3), Residential Fourth Density" (R4), "Minor Institutional" (I1), "Parks and Open Space" (OS1), and "Environmental Protection" (EP). The subject lands are currently zoned "Rural Countryside" (RU) and "Rural Residential" (RR), which permit agricultural uses and single detached dwellings on country residential lots. The City's Official Plan was recently amended to transfer the subject rural lands to the urban area. As such, these existing rural zones are no longer appropriate in the context of the proposed subdivision.
